Who’s Nia Renee?

I am your trusted real estate agent in Florida! A Real Estate expert for buying and selling homes. I’m here to help you every step of the journey, whether you’re an experienced investor or a first-time property buyer. Regardless of your current life situation, we can help you list or buy a house.

How does selling with a Realtor work?

As a realtor in Florida, we make your selling or buying process significantly easier. If you’re looking to sell a house with us, we go over an initial game plan, review your goals, and once you are ready, we will list and show your house to prospecting buyers. We’ll handle all the paperwork, listings, photos, and communication between both parties!

Our process for representing clients looking to buy a house is very similar. However, with a slight difference. When looking to buy a house, we will send you a listing that matches your buying criteria; if you happen to see a house you love, you can send us a request to view your dream home! If you are satisfied with the property, we will handle all your paperwork, and the process will start for you!

Do I need to repair my house before selling it?

It’s totally up to you if you decide to repair your house before selling. I will admit that there is a certain threshold where if you put too much money back into the property, you might not receive more back in return for the repairs completed. We’ll go over the top suggestions to update before selling so you can have a clearer picture of what could give you back a better return.

If you don’t want to complete any repairs on your house, we also work with investors and house buyers that can buy your house as-is as well. We have helped homeowners sell their houses for cash to Florida investors, and typically, they can purchase the property quickly as well.

How Much Does It Cost To Work With A Real Estate Agent?

A Florida Real Estate Agent, on average, charges a commission of 3% of the total sales price of the house. Although some states may vary along with the brokerage, it’s typical for an agent to charge a 3%. Buyers looking to buy a house rarely pay a real estate agent commission; the sellers selling the home usually pay for both commissions. Since buyer and seller agents will be involved in the property transaction, you can expect to see a total of 6% in realtor commissions. Note: It’s important to understand that the commission does not come out of the seller’s pocket; it comes from the sale of the property at closing.

What Is A Buyer’s Agent Vs. Sellers Agent?

Florida Real estate agents with licenses work as buyers’ and sellers’ agents. However, the only difference is that a buyers’ agent helps a client find a house to buy. At the same time, a seller’s agent assists the house seller in selling their house. Depending on the state, a real estate agent can operate as a dual agent, representing both parties, if they were hired to sell your house and located a buyer for it during the same transaction. In conclusion, all real estate agents are qualified to assist you in buying or selling a home.

How Fast Can You Sell House?

This can never be answered with 100% certainty. It is impossible to provide an exact number of how long it will take to sell your house. The average time to sell a house is between 30 and 70 days. Remember that this is an average based on homes that have sat on the market due to their high price, condition, or potential problem. Houses with fewer problems, current property conditions, and reasonable listing prices tend to sell more quickly. A real estate agent can assist you in getting the best price while selling your home.

Can I Sell My House Myself?

Yes, but keep in mind that “FSBO” or For Sale By Owner properties tend not to sell as fast as dealing with a real estate agent; a real estate agent can access recently sold homes in the area, and we can establish accurate comparables to help determine a competitive listing price, and lastly, realtors have access to the (MLS) Multiple Listing Service, which is where all potential buyers look for houses to purchase.

Can you refer me to other services?

Yes, We know professionals that must be involved in buying or selling. A real estate agent who can refer you to their network can get things moving quickly. And the trust you have in us will give you the confidence you need to bring these other services into the process.

What factors can affect my house price?

As a real estate agent, we will look at the main building blocks that can affect the evaluation of your house, such as; Square footage, bedroom and bath count, overall condition, recent housing comparable sales, and location!

Keep in mind our goal as a professional is to provide you with an accurate estimate of what your house is currently worth; you don’t have to accept that as your listing price. You can list your house for whatever price that suits you. Just keep in mind that housing prices can affect how long the property will potentially sit on the market.

What separates you from other agents?

It may be challenging to find the right Florida real estate agent for you. We understand that. Which is why we do things a little differently. I’ll help you every step of the way in the selling or buying process. We’ll tailor-fit your goals when buying and selling a house, well handle all the paperwork, communicate with all the parties, manage the photographers, and work with all lenders and all the title agents in the process. Our goal is that you won’t have to lift a finger within the process besides signing your final housing documents!
